HOW IT WORKS

Intake of your property


We will make an appointment with you for the recording of the house. One of our experts rental agents will come to you and will outline all the possibilities based on your profile and desires. He will also clarify all questions and concerns you may to rent and hand over the management of the property: During this meeting, we will also provide you with comprehensive information about tenancy laws and regulations and will also issue substantiated rental advice based on our experience and the current market conditions.




Generate potential tenants


New properties will immediately be listed online and sent to registered potential candidates within our internal network. All regional rental estate agents are familiar with PMA and we are all connected via pararius.nl. We also receive specific search profiles from others estate agents every day, in which they indicate the type of properties they seek on behalf of potential tenants. If the profile of one of these potential tenants matches your property, an appointment will immediately be made for a viewing. PMA receives enquiries from expats and multinationals every day. Expat and corporate candidates are especially popular among landlords. They are high-qualified, well-educated tenants, who work for successful companies and enjoy high incomes. Expats generally seek residential properties for periods ranging from one to four years. PMA works with several of renowned relocation agencies where PMA supports with finding suitable properties for their clients.




Viewings


When a candidate wants to view the house, we will first check whether he / she meets your requirements and fits the property profile. We will do visits with candidates who meet the profile. One of our rental agents makes an appointment for a viewing and will receive the candidates, show them around and answer questions. We keep you regularly informed of the progress. If one or more candidates indicate that they want to rent the property during or after the viewing, we will ask for proof of income, copy of the ID, etc. We also verify the candidates with their employer. So we can be sure that the candidate has sufficient income, no wrong intentions and is reliable in terms of payment behaviour. If there is several candidates who want to rent and that meet your requirements, we will nominate the candidates that we deem suitable and express our preference based on the documents, but also based on the behaviour and appearance of the candidate. However, you decide who may rent the property.




Establish the rental agreement


After you have agreed with the proposed candidate, we will prepare the rental agreement based on your situation. This draft rental agreement is first sent to you for approval before the tenant receives the agreement. As soon as both parties agree, we request you to sign the rental agreement digitally. The tenant also receives, together with the rental agreement, the terms and conditions, the payment overview for the first month's rent and the deposit. We collect this amount so that we are certain that the first obligations are met. Check in only happens after all payments are received.




Check-in with key transfer and start inspection


The transfer of the keys takes place after all documents have been signed and the first month's rent and the deposit have been transferred to us by the tenant. During the start inspection, we use an inspection app describe in detail the state of the house and make an extensive photo report. Both the agent and the tenant sign this inspection report on the spot and receive a copy of this in their email, we also help the tenant setting all utilities. As soon as the key transfer has taken place, the rent and the deposit, reduced by the commission due, will be transferred to your bank account.
If we have succeeded to find you a good and reliable tenant, we charge you an agency fee of 8% + 21% VAT of the yearly rent.

PMA will do a pre-check out inspection (with pictures) and compare it with the check in report.

Check - out


The property manager with check if all required actions agreed on the pre check out report were completed by the tenant, in order for tenants to collect their security deposit. Otherwise PMA will advice landlord on the required maintenance that should be deduted from the security deposit. PMA will take note all utilities services with pictures, collect the keys and do a final report in order to avoid any disputes.




Re - letting | Maximize ROI


Do you want to rent the house again after your tenant has left? Then, as soon as the tenant gives notice, we will start again with advertising and immediately start the search for a new tenant. So that the chance of vacancy is minimal and that a new tenant is available to move in immediately after departure of the previous tenant.
