The truth about property management is that most residential investment properties are managed by traditional real estate agencies whose core business and main focus is selling and renting properties, not managing them. Real state agencies cannot provide a superior property management service if they don't focus on it as we do. We know this from my clients previous experiences.​

Administrative & Financial Management

  •  The collection, maintenance and archiving of data from your tenant(s);

  • Maintaining and keeping up-to-date with all details about the property(s);

  • Lease agreements  (by AMS Advocateen);

  • Processing lease termination or extensions;

  • Communication between all parties involved

  • Create tenant relationship

  • Direct point of contact for the tenants and 3rd parties

  • Contact for neighbors (if required)

Technical Management


  • Check in and Check out inspection

  • Advice in deco and on the condition at the start and return of the object to rent in furnished rentals including about purchasing missing inventory;

  • Yearly Inspections

  • Energy label certificate* (Mandatory)

  • Point system certificate*

  • Property maintenance and repairs – until € 250 I will cover the expenses upfront (amount will be charged on the upcoming month)

  • City hall, water, gas, cable TV, phone and internet registration

  • Reporting (property report, status of the apartment/condition)

  • 24/7 available. (PM is available 24/7 for emergencies) If it is a non-urgent problem we will first determine responsibility and then ensure it is handled correctly

    How it works?

    1.Free Valuation

    Free valuation of your property and by taking into consideration a number of factors, such as property type, size, condition, amenities and location, I can advise you on the most realistic and profitable price.


    2. Advice deco & photos

    The WOW factor: New professional pictures - review the decor and furniture of the property/what is essential.


    3.Advertise property for free

    Advertise the property online in the most popular rental websites in THE NETHERLANDS. Ex: and affiliates.


    4.Viewings and tenant screening

    I know that your property is a highly valuable investment. Picking the right tenant can be a daunting task. In order to save you trouble later on, I am available for viewings, especially out of labor hours including weekends. Help you finding the tenants you wish (work contract copies, passport copies, pay slip copies).


    5. Signing Agreements

    Once a suitable tenant has been found and the landlord has agreed to let the property to them, I will take care of all the boring paperwork. I will prepare and send out the tenement agreements to both parties.


    6. Property inspection

    After agreements have been signed and payments have been arranged, I carry out a property inspection and do an inventory on behalf of the owner.


    7. Key Transfer

    As soon as all of the above steps have been taken we will provide the new tenant with the keys to the property. Congratulations! You have now successfully rented out your property. .

    The ongoing hassle free

    1. Bills and contract

    Liaise with all the utilities at the start and end of the tenancy. This includes gas, electric, water and the local council registration.


    2. Inspections

    Regularly visit the property and inform landlords of our findings. 


    3. Cleaning

    Cleaning service if required. I recommend once every 2 weeks.



    Collect the monthly rent and transfer the money directly into the your bank account. Payments of VVE and other utilities.


    5. Mailing

    Collecting mail and send it to you every month.


    6. Property maintenance and Repairs

    Until €250 I will cover the expenses without bothering you, (amount will be charged on the upcoming month).


    7. Awareness

    Advise you when it is time for tenancy renewal and make sure the process is as smooth as possible.


    8. Availability

    Property Manager Amsterdam is available 24/7 for any emergencies.
